The Baratza Forté AP is the all-purpose grinder in a commercial-grade chassis. 54mm ceramic flat burrs handle espresso and filter from the same kit, with the rounder, chocolate-leaning flavour profile ceramic burrs are known for. 54mm ceramic flat burrs

Ceramic burrs run cooler than steel and hold their edge longer, which matters when you're grinding through volume or dialling in for espresso. They also give the Forté AP its signature cup profile: rounder, sweeter, with a chocolate-forward character that suits darker roasts and espresso particularly well. If you brew with light, bright filter coffees primarily, the Forté BG with steel burrs is the sibling to look at, the AP is built for balance across brew methods rather than maximum clarity at one end.

Programmable digital dosing

Three programmable presets on a digital display, so your espresso single, espresso double, and filter batch are all one button away. Doses can be set by time or weight depending on configuration, with precision that holds shot after shot. Straight into the included portafilter holder, hands-free.

Overall, this is a great easy read book.

This is a great guide for underwriting multifamily deals for someone with some basic to moderate knowledge of underwriting. I am a new student to this field and have to stop and google some of the acronyms. For a future version, I think adding an extra page for the acronyms used, definition and equation would be helpful. I think that the font could be larger and darker. Adding mathematical formulas in the book would provide visualization as well. Rob can also provide a sample OM for the reader to use with his underwriting model and compare to his completed one. Again, I am a newbie so my review may change as I gain knowledge in this area. I enjoyed listening to Rob on Youtube/Podcast and hope to learn more from him.
